Kindred Resort Opens as $300 Million Development Welcomes New Owners and Guests for Summer 2026

With Signature Club, Ski and Bike Access via River Run Gondola, and Three New Restaurants, Kindred Resort Boasts Luxurious Amenities

Keystone, Colo, July 29, 2026 – LIV Sotheby’s International Realty (LIV SIR) is pleased to share that Kindred Resort has opened its doors to residents and guests. With a premier ski-in, ski-out location at the base of Keystone’s River Run gondola, Kindred Resort features a 107-room hotel managed by Vail Resorts under its RockResorts collection of luxury hotels and residences. The hotel is flanked by two towers featuring 95 luxury residences ranging from one to four bedrooms, but only seven of the 95 total residences remain available for purchase. LIV SIR global real estate advisors Hank Wiethake and Doyle Richmond have sold 93% of the residences, and there are still opportunities for buyers with prices ranging from $2,575,000 to $5,350,000. Kindred Resort is setting a new standard for luxury in Summit County. The upscale amenities include a private signature club with valet parking, ski valet service, a spa, an outdoor pool and hot tubs, three restaurants, and a new home for Keystone’s Ski and Ride School. There is also expansive meeting and event space with spectacular mountain views, making it the ideal location for weddings, conferences, and business events.

“Keystone is truly a special project and will transform the new town of Keystone,” says Ryan Geller, Kindred development partner. “Kindred was built in the best location, just steps from the River Run Gondola to the world-class skiing of Keystone, right in the heart of Keystone’s River Run Village. Our vision was to create a new legacy for Keystone – to build the base area experience, to launch the first ski-in luxury hotel, to cultivate a place to gather and to spark new memories, together. We’re honored to be a part of writing the next chapter of Keystone’s history.” Wiethake and Richmond have represented these listings to an eager audience of buyers, with only two remaining residences available in the Western Tower and five in the Eastern Tower. While the development has sold out of one-bedroom residences, there is a nice selection of two-, three-, and four-bedroom residences still available.

According to Wiethake, “Our savvy developers knew we should save the best for last. East 407 is a 4-bedroom residence on the southwest corner of the East Tower, featuring unobstructed views of the Snake River, wetlands, and ponds up to the River Run ski slopes as well as western views of the Kindred pool. This is a legacy property available today for $5,350,000.”

“As a local to Keystone for over 25 years, I am so excited to see Kindred Resort come to fruition. I have worked on 30+ new developments and Kindred’s location, amenities, and services are exceptional, elevating the overall experience in Keystone. I look forward to enjoying the Club and all the amenities with my family, friends, and fellow owners at Kindred!” adds Richmond. “The demand for luxury ski-in, ski-out property and for the future of Keystone is reflected in the success of our real estate sales of the Kindred’s residences,” says Scott Russell, managing partner of the Kindred development team.

Three inventive restaurant concepts, along with a slopeside bar called Kindred Spirits, are now open to owners, hotel guests, and anyone looking for inspired culinary experiences in Keystone. Lula’s serves modern Colorado cuisine featuring an upscale farm-to-table flair. Kinji is an independently owned, highly anticipated new addition to the Keystone culinary scene and the only sushi restaurant in Keystone that also serves a variety of Asian fusion menu items.

For après-ski treats, the independently owned Goodz Tavern offers an upscale mountain tavern experience. The outdoor patio is prime for people-watching, or a ski-viewing spot in Keystone, right in the heart of the River Run Village. The Kindred team expects Goodz to be on the top 10 list of après-ski decks and to be a popular hot spot no matter the season. “There’s a lot of excitement building in Keystone, with the new terrain of Bergman Bowl opening two years ago, the new town of Keystone that recently incorporated, and now Kindred Resort, which opened this spring, the new base area that brings a new level of luxury, service, and energy to Keystone,” adds Shervin Rashidi, development partner for Kindred.
